Real estate doesn't get a reserved seat in the portfolio. Martha Delgado makes it compete. Last month at #ALTSSF, she told @CourtMcQuade that alternatives have to earn their place. At Real Estate West, she applied the same discipline to property: generating yield is only part of the test. For a grant-making foundation, those decisions help fund real work. Delgado, of the Saint Francis Foundation, San Francisco, joined McQuade from the Sidelines of the 10th Annual Real Estate West Forum in Half Moon Bay to reveal where her next real estate dollar would go, what a "maturity wall" has to do with it, and what she needs that investment to deliver. Follow MG on LinkedIn to get Sidelines interviews as soon as they go live. #MarketsGroupRE

Industrial was the belle of the ball. Jasmine Nazari says she never left. In her view, industrial has become "a proxy for the parts of real estate that really are working," tracking "where people make things, what they buy, what they move." Nazari, partner at Urban Green Investments, joined @CourtMcQuade from the Sidelines of the 10th Annual Real Estate West Forum in Half Moon Bay. She also told McQuade where her next real estate dollar is going, and why tenants signal what's coming "before you see it in the data." What she takes home from the Retreat: "I leave with better questions than I came with." #MarketsGroupRE

“For many managers, inflation is a big fear.” In Argentina, says Luis Requesens it has been there almost every year for the last 30 years. “So inflation doesn’t stop us.” Requesens, managing partner at Andes Wealth Management, joined @CourtMcQuade ahead of the Private Wealth Latin America & Caribbean Retreat, which opens today in Miami. He calls volatility “a vital sign of a market,” and the contrarian lesson he draws from it is one many investors miss. “In Argentina, you learn it on day one.” In Miami, he wants to meet the people “who made their firms grow a lot.” 🔥 Request the agenda for the full speaker lineup and session topics at the Private Wealth Latin America & Caribbean Retreat, October 21-23 in Miami: info.marketsgroup.org/13th-a… #MarketsGroupPW

Three important elections in major European countries, and “volatile six months ahead” for European bond markets. Robert Greil sees the French election as key, with markets likely to test the ECB’s reaction. Greil, chief strategist and deputy head of investment & client solutions at Merck Finck, joined @CourtMcQuade ahead of the Private Wealth Germany Forum. There’s good news for private wealth investors too: rates are back at historic average levels, making bonds “much more interesting than before.” Merck Finck’s view: government bonds offer “really attractive yields,” while high-yield spreads are “not interesting at this level.” How should larger private portfolios position for what’s ahead? That’s the conversation in Munich. 🔥 Request the agenda for the full speaker lineup and session topics at the Private Wealth Germany Forum, November 12 in Munich: info.marketsgroup.org/9th-an… #MarketsGroupMunich

Home. Office. And then there's "the third space in people's lives." With hybrid and remote work, Matthew Faulkner says people want a place outside both, like a gym, a cafe or a fire pit where you can "hang out with your kids." That's his personal take. As an allocator, his next real estate dollar goes toward "durable cash flow." Faulkner, of the San José Retirement Fund and professor of finance at San José State University, joined @CourtMcQuade from the Sidelines of the 10th Annual Real Estate West Forum in Half Moon Bay. He also told McQuade what caddying at the @LPGA taught him about investing. #MarketsGroupRE

“Families rarely get stuck on the numbers. They get stuck on the conversation.” Plan the transfer of the assets but not the legacy, says Adriana Salles, and “the family gets stuck.” Salles, partner at Legend Wealth Management in Brazil, joined @CourtMcQuade ahead of the Private Wealth Latin America & Caribbean Retreat. Her firm runs a week-long immersion program for the next generation. In Miami, she’s looking forward to the exchange with peers, because “families in Latin America and Caribbean face similar questions.” 🔥 Request the agenda for the full speaker lineup and session topics at the Private Wealth Latin America & Caribbean Retreat, October 21-23 in Miami: marketsgroup.org/forums/priv… #MarketsGroupPW

The New Zealand Superannuation Fund returned 14.17% in the year ended June 30, lifting its value to NZ$94.4 billion, supported by continued strength in global equities. 💥Meet allocators exploring scalable investment operations at the 8th Annual Australia Investors Forum, March 24, in Sydney: hubs.li/Q04BGjdX0 Given how global equities performed, Jo Townsend, chief executive officer of the Guardians of New Zealand Superannuation, which manages the fund, said in its latest annual report that the return was well above both the 90-day Treasury bill rate and the fund’s long-term performance expectation. Since inception, the fund has earned NZ$22.59 billion more than a passive investor with an equivalent risk appetite. The fund is projected to reach NZ$200 billion by 2040, according to the report, though Townsend noted the Guardians need “the way that we work to be scalable” for a much larger pool of assets. @muskana_22 writes: hubs.li/Q04BGm8H0 #MarketsGroupNews
