Late investor playing catch up in my 50's. Real Estate, UK peer to peer lending, index tracker lover, $SCHB, $MSBT, Tesla convert. NFA

I’ve been on X for 10 years but only started posting regularly recently. I decided to share a few real estate projects I’m involved in to inspire and highlight the challenges along the way. I’m not wealthy. My income is unpredictable because I’ve spent years avoiding the 9 to 5. Time and freedom mean everything to me. I’ve funded projects by investing when I could and keeping my expenses low. I’m 52, no dependents. I’ve tried multiple careers: touring club DJ, web developer, real estate investor. Most businesses failed; others I walked away from. Some just paid the bills. I went bankrupt in 2011, wiped out by the 2008 financial crisis. Lost 3 condos, 5 acres of city land, and a house, all bank foreclosed. I was 50% leveraged, 100% my fault. Learned the hard way that banks don’t care about you, so you have to be your own bank. I also loaned over $100K to a friend who owned several bars (don’t do this). No collateral, 30% interest, and six months later he filed for bankruptcy and fled the country. Lost everything. Another expensive lesson. Now I’m throwing darts at the board one last time, hoping one lands. Still battling thoughts of failure every day. Trying to retrain my brain to glass half full mode but it's hard. Project 1: Small lakefront lot in Central Florida. Planning to build a 2,500 sq ft spec home to sell for profit. I’m not a GC but working with one. Purchased with two others in April 2025. Permit applied for in May, approved in October. City delays and some GC errors slowed things down. Hoping to start construction soon. Project 2: Buying pasture land in Alabama with a partner to build a niche rental property and add RV spaces. Totally outside my comfort zone, but nothing ventured, nothing gained. Project 3: Invested 5 figures as a silent partner in a townhome flip purchased in January 2025. Was told it would take 6 weeks, but it’s now October and still not complete. I’ve had zero control and learned a lot about what not to do as a passive investor. Follow along if you want to join me on this journey. Hopefully you’ll learn something from the wins and the mistakes.

@tesla_ai 2-4 mph under the speed limit is the new FSD “Standard”. Fix it!

My @tesla model 3 wipers are my biggest frustration. Been to service, wiper arms replaced under warranty. Clay barred and thoroughly cleaned the windshield. No rain x used. Wipers are brand new. Wipers skip and make a clunking sound. 😢 What would you do to fix?

I recently dropped my ‘24 model 3 AWD to @Tesla for service and was given a ‘26 model Y standard AWD loaner vehicle. Some observations between the two vehicles. Y Standard Positives: Very fast Cloth seats are super comfortable Smooth ride, about the same as my 3 FSD works great Great AC (Cooler interior due to covered glass roof) Increased trunk space Headlights seemed better 80% charge range was 279 miles Y Standard Negatives: Rear rattles + feint wind whistle noise from driver side window Slower charging speeds (32a vs 48a) Windshield wipers and spray go off intermittently to clean front windshield camera area for FSD usage. Leaves spray residue all over the car. Sound system is definitely not as good as my 3 Lower range due to smaller battery Overall, both great vehicles. I enjoyed the Y but driving the 3 is way more fun.

I’m convinced many large X accounts are run by content farms, possibly ai. Some of these accounts never post photos of themselves. I appreciate the hustle

Lots of people posting how Muse.ai is great for handling mundane tasks like car insurance shopping. I tried it. Muse failed a few times but eventually got quotes. Muse agent Geico estimate: $1448 for 6 months. My manual estimate: $1048. Exactly the same coverage amounts. Ai agent technology is promising but far from perfect. 😬

I love @teslasi but these FSD speed profiles seem to be getting worse. Standard I’m usually under the speed limit or 1-2 MPH over.

Today I make a promise to be more positive in what I say. Happy to be alive and grateful for many things.

The condo renovation project has been a big headache. The renovation took way too long and the market cooled dramatically. Trying to figure out an exit strategy. Many people will tell you real estate is always a great investment. Not true. It is possible to lose money.

Exited the Alabama land project for personal reasons. Big learning experience. Exited unscathed. On to other things

Speculative stocks can be home runs IF you can pick the right stock. But most can leave you heavily in the red (see mine below). Index funds aren’t volatile and won’t make you wealthy short term. But they will let you sleep at night without worrying if you made the right choice. I’ve done both. Indexing is for me.

Don’t be lured into high yield ETF’s. $BLOX price is decaying like $MSTY even when BTC is firing.

I don’t see @tesla ever offering a HW3 to HW4 upgrade. I tried to get a tire replacement appointment and it was 9 days out. Can you imagine how long the wait would be for a HW3 upgrade? Tesla simply doesn’t have the service capacity.

Be careful where you take you car for new tire installs. DiscountTire damaged and scratched all 4 of my pristine Tesla rims and claimed their tools couldn’t have caused all the damage. They offered to replace one wheel. I said not good enough. Now have to make a claim against their 3rd party insurance. Do better @DiscountTire

Here's my $BLOX ETF experiment numbers before I sold this month. 11 months of holding, watching the ETF price decay and receiving high yields, total return was -8.96%. ETF price fell from buy avg $27.10 to $12.91 on sale date. Numbers: Total share cost incl dividend reinvestment: $8934 Total Dividends received: $1534 Total share sale: $6679 Loss of $721 (-8.9%) Would BLOX have performed better if BTC played nicely? Probably but one has to consider opportunity cost. If $BLOX value decays like $MSTY (I believe it will) and BTC stays price suppressed, returns will be poor. Be careful when considering the high yield ETF's.
